Hardwood Floor Refinishing Pricing in Spokane — Honest Numbers, No Surprises
Most companies hide pricing until they're on-site with a clipboard. We don't. Here's what hardwood floor refinishing and installation actually costs in Spokane, what drives the number up or down, and what's always included regardless of scope. The estimate is free — these ranges just help you come in with realistic expectations.
What Does Hardwood Refinishing Cost in Spokane?
Screen and recoat (no sanding): $1.50–$2.50 per square foot
Surface refresh without full sanding. Right for floors in good structural condition with intact finish — no deep scratches, no stain change wanted. The floor is lightly abraded and new topcoats are applied. Most Spokane homes can stay occupied during this process.
Full refinish (sand + stain + 3 coats): $3.50–$7 per square foot
The most common refinishing job. Floors are sanded to bare wood, stained if desired, and finished with 2–3 coats of commercial-grade polyurethane. This is what most Spokane homeowners need when the finish is compromised, scratches go through to wood, or they want a color change. A 300 sq ft living room runs $1,050–$2,100. A full home at 1,200 sq ft runs $4,200–$8,400.
Stairs refinishing: $40–$80 per stair
Stair treads are labor-intensive — tighter spaces, more hand work, different geometry. Most Spokane homes with a full staircase (12–14 stairs) run $480–$1,120 for stair refinishing.
New hardwood installation: $6–$12 per square foot installed
Includes materials and labor. Engineered hardwood standard installation: $6–$8/sqft. Solid hardwood nail-down: $8–$10/sqft. Wide-plank or exotic species with site-finishing: $10–$12/sqft.
Board replacement: $10–$20 per square foot
For damaged boards that need replacement — water damage, pet urine penetration, structural failure. Pricing depends on species, salvage availability for historic floors, and access complexity.
What Affects the Final Number
- Square footage: Larger jobs typically have lower per-square-foot rates due to setup efficiency
- Stain color change: Going from light to dark (or dark to light) adds $0.50–$1.00/sqft for extra sanding passes and prep
- Floor condition: Heavily worn floors with deep scratches or previous DIY polyurethane require more sanding passes
- Wood species and age: Soft woods like Douglas fir require more care; old-growth grain sands differently than modern timber
- Stairs and tight spaces: Require hand work — add time and cost
- Finish type: Oil-based polyurethane vs. waterborne vs. premium commercial systems have different material costs

Pricing Questions We Get All the Time
Do you charge for estimates?
No. The estimate is free, comes with a written itemized quote, and carries no obligation. We schedule an in-home visit, measure the floors, assess condition, and give you a number before we ask you to commit to anything.
Can I get a ballpark over the phone?
For screen-and-recoat and standard refinishing, a rough range is possible over the phone if you know your approximate square footage and floor condition. For installation, repairs, or anything with unknowns (old floors with unclear species or wear layer, suspected water damage), we need to see it to quote it accurately. We won't guess and then revise upward on-site.
What if the price changes after you start?
It doesn't — unless we discover something that wasn't visible during the estimate. Examples: subfloor damage hidden under the existing floor, or unexpected moisture readings that require additional drying time. If anything like that comes up, we stop, show you what we found, and get your approval before proceeding. No surprise invoices.
Do you offer financing?
We don't offer in-house financing. If your project is large and you'd like to explore third-party options, ask us during the estimate — we can point you toward what other Spokane homeowners have used.
